Keep your Roof healthy with these 7 Tips!

Updated: Mar 31, 2023

It is expensive to replace or repair a roof, and the cost can be extremely high. Fortunately, by performing regular maintenance periodically, you can actually detect a problem with your roof before it spirals out of control.

The following tips can help you maintain your roof for as long as possible:

1. Shingles

You should keep an eye out for any missing or damaged shingles or roof sealant. By keeping your roof free of dirt and debris, you will also reduce the risk of algae, moss, fungal, and lichen growth that can weaken your roof.

If you notice that some shingles on the roof are worn, damaged, or missing, you must act quickly. If you feel you can handle the job, you can replace them yourself, but if not, you can hire a contractor. As shingle wear is normal, and shingles alone can be replaced easily and cheaply, it is crucial that you check.

2. Replace Sealant for Roof Maintenance

As needed, replace the roof sealant. Identify cracks and wear and tear in all areas of the roof where the sealant is present. For each area, you will need to remove the old sealant completely and apply the new sealant.

3. Trim Overhanging Branches

If you go about routinely inspecting your roof, keep an eye out for trees growing near your home. If there are branches hanging directly above or too close to your roof, they need trimming. Because falling leaves will collect on the roof, retain moisture, and rot the tiles, making them much weaker. Leaving this problem unresolved for a long time may cause even more damage to the entire roofing system.

4. Inspect for Rust

If you used metallic components to build your roof, be sure to check regularly that they do not corrode/rust. When you see rust developing on metal, it's important to remove the rust, prime, and finally, paint the area to keep it healthy for longer.

5. Clean the Gutters

Clogged gutters can severely damage your roof. Because of this, water can easily find its way underneath your roof structure if it accumulates on gutters. Maintaining your gutters will ensure they can serve their intended purpose, thereby minimizing any immediate danger to your roof.

6. Maintain Your Chimney

You should replace cracked or missing mortar on/in your chimney as soon as possible if you notice it. In roof maintenance, mortar is required since it holds the bricks in place, and if a brick falls out, the roof could be damaged.

7. Prevent Ice Dam Formation

Although ice dams are beautiful to look at, they spell doom for your roof as they build-up, and repairing ice dam damage is costly and intensive. You need to insulate your house and roof to keep them cool and at the same temperature as the outside environment. Snow closest to the roof will not melt into water, and will not freeze onto the colder parts of your roof.

Although many homeowners don't give much thought to the roof's care and maintenance, it is one of the most important parts of a house. A healthy roof protects your home from the elements, saves energy, helps prevent serious leaks, adds curb appeal and value, and can even keep your family healthy.
